INNOVATIVE MIXED-USE REDEVELOMENT

Location: Montreal, QC,Canada

Project Objective: To plan an innovative­mixed-use development, which includes a creative  knowledge centre, while drawing  on the context and supporting the overall vision for Griffintown that is part if the Innovation ­Quarter of Montreal. 

In addition to our role as planners and designers, this project required us to play the role of the ­developers ensuring that the ­project is financially viable.

Griffintown requires a bilingual school for its growing population,  we submit our project entitled “La Pointe-des-Seigneurs”, where ­residents  are  encouraged  to “Work  Stay Create Innovate”. Our vision is

for a ­cohesive ­family-oriented neighbourhood, ­integrated within the South-West borough, offering an innovative educational program, social and cultural ­services, as well as diverse economic ­opportunities.

 

Concept

 

The site of this project is located along the art ­corridor in Griffintown. We drew on the ­existing cultural amenities and artistic spirit. The site is ­comprised of five parcels of land and includes some buildings. These ­buildings were rundown, so we made the decision to ­rehouse the art centre in a new building that is ­connected  

 

 

to the ­proposed high school, which would allow the ­artists to transfer ­artistic and cultural ­knowledge to the students. Our proposal for a ­mixed-use ­development included an ­innovative ­elementary school, a ­high school, ­condominiums, as well as ­commercial space. Providing large residential units, we are ­inviting families to live in an attractive area where their children attend the ­innovative schools. A semi-enclosed courtyard will provide residents with leisure space and opportunities to interact.
